Managers Responsibilities Maintains property rentals by filling vacancies, negotiating and enforcing leases, collecting security deposits and maintaining and securing premises. Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals. Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units. Check-in with property guests to assure positive guest relations Immediately attend to tenant questions and concerns. Deal with complaints in a calm and professional manner Create strategic business plans for the property, ensuring adherence to budget Collect and deposit rent payments Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs and planning renovations. Maintains building systems by contracting for maintenance services and supervising repairs. Engage in beautification projects to enhance the look and value of the property Secures property by establishing and enforcing precautionary policies and procedures, and responding to emergencies. Assist in formation of property rules and regulations and ensure they are followed Accomplishes organisation goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments. Create strategic business plans for the property, ensuring adherence to budget Analyse property performance and create marketing initiatives to increase occupancy المهارات Outgoing Confident Comfortable with technology Eager to learn Adheres to rules
